Seal up gaps in your home to reduce risk of water damage

For residents in Massachusetts, homeowners insurance coverage may provide some financial protection in case of damage to their properties due to windstorm, fire or other perils. However a few simple home maintenance steps may help to reduce home damage from water and wind as well as improve energy efficiency.

 

According to the Institute for Business and Home Safety (IBHS), over time gaps can form in buildings around pipes, air-conditioners, junction boxes and electrical outlets, or near and around windows. During windstorms, wind and water can enter in through these gaps causing damage in the process. Gaps in the home may also increase running costs due to energy leaks.

Gaps can be sealed up using caulk as follows:

  • In areas that have regular contact with water such as bathrooms and kitchens, apply permanently waterproof caulk. This helps to reduce the possibility of mold forming.
  • Consider using a waterproof and paintable caulk in outside areas that require sealing, or where you want to be able to paint the caulk to blend in with the surrounds.
  • You can also use a paintable, non-waterproof caulk for areas that do not have any water exposure.
